What we tell every seller before the photographs
Three weeks of preparation decide most of the outcome. A short list of what we fix, what we remove and what we leave alone.

Buyers decide whether to visit a home from the photographs, and they decide how much to offer within the first few minutes of walking in. Both moments are shaped weeks before the listing goes live.
Fix the small things
A sticking door, a cracked outlet cover or a dripping tap tells a buyer the house has been neglected, even when it has not. We send a handyman through every home we list, and the bill is usually smaller than a single round of price negotiation.
Remove more than feels comfortable
Clear every surface, then clear it again. Rooms photograph larger when they are nearly empty, and buyers need room to picture their own furniture. We store what you take out and bring it back after closing.
Leave the architecture alone. Good homes in Los Angeles sell on light, volume and views, and none of those need decoration.
